A 2025 quasi-natural experiment found residential price gains of 2–6% for properties 15–30 minutes from a high-speed station. Applied here only as an external benchmark, not a valuation.
If future access supports 3–5 additional occupancy points at the stated fixed rates and a 50% target margin: approximately 3,367–5,612 € extra operating profit per year.
High-speed rail plus a short road transfer makes rural privacy easier for national guests to picture — and easier to choose.
