The 2–6% range comes from a 2025 high-speed-station property study for the 15–30 minute band; applying it to Cortijo del Pozo is an illustrative extrapolation, not a local appraisal. The operating sensitivity assumes 3–5 extra occupancy points, unchanged rates and a 50% target margin; it is not historical performance or a guarantee. 2029 is an external technical horizon, not an officially confirmed passenger-opening date.
